Cherie Y. Song is a partner in Lubin Olson’s Real Estate, Business, and Leasing groups. With nearly two decades of experience in complex commercial transactions, Ms. Song focuses her practice on commercial leasing, acquisitions and dispositions.

A skilled negotiator, Ms. Song advises property owners and operators, including institutional and private investors, REITs, pension funds, investment advisors, partnerships, and start-ups. She also counsels national and regional tenants in connection with leasing transactions involving office, industrial, retail, mixed-use, and multifamily properties. She has negotiated and drafted hundreds of leases and lease-related documents, including letters of intent, amendments, credit enhancement agreements, extension agreements, expansion and reduction agreements, assignment and assumption agreements, subleases, license agreements, indemnity agreements, tenant improvement work letters, construction, design and service agreements, property management agreements, SNDAs, and estoppels.

Ms. Song has extensive experience in the acquisition, development, leasing, disposition, and financing of commercial properties, including negotiating and drafting purchase and sale agreements, sale-leaseback agreements, easement agreements, brokerage agreements, and other agreements relating to ongoing uses of real property, as well as construction, design/architect, structural engineering and service agreements, project development, and property management agreements.

In addition, Ms. Song has represented both landlords and telecommunications providers in connection with the negotiation and drafting of telecommunications access agreements and building and rooftop license agreements. She also advises landlords in matters related to tenant disputes and has negotiated and drafted early termination and workout agreements.

She also advises private companies and startups in various real estate and business-related matters. 

Ms. Song is a member of BOMA, NAIOP, SF CREW, and the Bar Association of San Francisco.

Ms. Song was honored by Thomson Reuters as a Super Lawyer “Rising Star” in 2009 and 2010.

Prior to joining Lubin Olson, Ms. Song practiced in the San Francisco office of Buchalter Nemer and the Los Angeles office of McGuireWoods.
